1. Reserve your property
When you have decided which home is right for you, reserve it. We will then withdraw the property from the market for a set period giving you plenty of time to exchange contracts.
2. Instruct a Solicitor or Licensed Conveyancer
It’s helpful to have a professional draw up the right documentation. We can supply the name of local Solicitors and Licensed Conveyancers
3. Arrange a mortgage
If you haven’t done so already, you need to arrange the finance for your home purchase. Arranging a mortgage is the most common route.
We can recommend an Independent Mortgage Adviser to help you find the best mortgage package to suit your needs.
4. Enquiries
Before you exchange contracts, your solicitor will research information on boundary ownership, neighbouring building works and any other factors that may affect your new home.
5. Exchanging contracts
You need to exchange contracts within the reservation period of 28 days.
At this stage, you’ll sign the contract and pay the balance of your deposit. By exchanging, you’re making a legally-binding commitment to complete the sale of your new home.
6. Preparing to move
Moving your entire home from one address to another in a single day takes some planning. Not only will you have to organise packing and all the other physical aspects of the move, you’ll also have to think about the admin involved – finalising your utilities’ accounts, transferring insurance policies and so on.

7. Styling your home
Depending on the stage of construction, you’ll be able to make colour choices and design touches from our wide range of styles and high specification features.

Once an NHBC Inspector has confirmed that your home meets NHBC standards, you’ll be given legal notice to complete. Completion has to take place within ten working days.
9. Demonstration
Before completion, we’ll demonstrate your new home to you. We’ll point out your home’s key features, show you how everything works and answer any questions you may have. This will normally take between one and two hours.
10. Completion and handover
When you complete, the balance of the purchase price passes to our solicitor and the Title Deeds of the property pass to yours.
You are now the owner of your new Explore Living home and you can come and collect your keys from us. Our Home Sales Adviser and Site Manager will meet you at your new home to carry out the handover and give you our comprehensive Homeowner Manual.
Now all you have to do is relax and enjoy your new home.
